Five property improvements to make this winter

If you're open for holiday letting from spring to summer, you have a small window from autumn to winter to get started on maintenance and improvements.

To attract guests for premium-priced stays and stand out amongst the competition, we've found that owners are turning to update their properties through refurbishment standards, style and design.

When you factor in the costs of energy prices going through the roof, this winter is the best time to make improvements to increase revenue and reduce spiralling energy costs.

Here are five things to consider upgrading or improving this winter to help you stand out and increase your revenue for 2023/24.

1. Energy Efficiency

Energy efficiency has never been more critical, whether replacing the roof on an old conservatory or upgrading a garden room to become a year-round room. Or installing a new heating system or smart energy controls. Replacing older kitchen appliances with more energy-efficient ones can also have a significant impact on reducing energy costs. The payback on investment now is so much quicker than it was.

2. Electric Vehicle Charging

Increasing numbers of guests are searching for Electric Vehicle Charging points. Introducing this to your inventory will help your property stand out on online searches and could be the thing that makes someone choose your property above another.

3. Property Feedback

Property feedback will give you some great clues for any upgrades that might be needed. Look for any recurring niggles and complaints. From upgrading cutlery and kitchen items to bedlinen, to beds or sofas. (If you'd like to learn more about our complete procurement service, do get in touch, as this is one of our services.)

4. Garden Improvements

Garden improvements and general maintenance. Broken fences and rotten wooden furniture check these for any upgrades or improvements that might be needed. In addition, more and more guests search for a property with an enclosed garden or outside space for their dog, so making these improvements will also help you stand out on property searches..

5. Kitchens and Bathrooms

Kitchens and bathrooms can be one of the first things to show signs of wear and tear for properties that are holiday lets. Quite often, it can be more economical to replace an entire kitchen than try to change existing units around. Plus, newly installed kitchens and bathrooms are great to discuss in your marketing!
